Overview

LoDo (short for Lower Downtown) is action packed and what many call the pulse of the city. It comprises 25 square blocks with over 127 historic structures still in tact. The LoDo real estate market is very hot as former warehouses have transformed into lofts with prices starting in the $300’s for a 1 bedroom up to multi-million dollar luxury penthouses. With the recent rehab of Union Station, this is truly one of the coolest places to live and is one of our favorite areas of Denver.

Style of Homes for Sale in LoDo:  Due to its location, the housing options in LoDo are dominated by condos.  The style and price of condos vary, offering everything from brand new ultra-sleek high rises to historic units with original features like brick interior walls. Due to the recent renovation of Union Station and the addition of new multi-use (work & play) buildings in the area, LoDo housing has seen a dramatic increase in demand and price in the past few years. 

New Construction Options in LoDo: New construction projects are continuing throughout the area, especially in the neighboring Riverfront neighborhood and the area surrounding Union Station.  There are also a variety of older lofts including Wazee Wireworks, Acme Lofts, Flour Mill Lofts, 1890 Wynkoop, Riverfront and the Titanium Lofts, to name a few. Dozens more exist and more continue to be developed as the Denver real estate market continues to stay one of the hottest in the nation.  If you are interested in customizing, you can sometimes pre-purchase a unit in a brand new building or a building being renovated, which may allow you to pick finishes or other aspects.  As these are limited and often not know to the public, simply contact us and we can help you find these units.

If you are interested in a single-family or duplex home instead of a condo or loft, LoHi, Berkeley, Sunnyside and Uptown are great nearby neighborhoods that offer these types of homes.

Things to Do in Denver's LoDo Neighborhood:

  • Denver Union Station – Originally built in 1880 then burned to the ground, the Denver Union Train Station that stands today was resurrected in 1914 and impeccably renovated in 2014. Today, the station serves as a Downtown Multimodal Center, it also houses some of the cities' best new restaurants, hotels and more.  Union Station recently became the hub of Denver's light rail system with access to the four corners of Denver and the airport.
  • Coors Field – Opened in 1995 and home to the Colorado Rockies, the Denver ballpark anchors the neighborhoods northwest corner at 20th and Blake.
  • Commons Park – A lovely 30 acre island of green just to the West of LoDo. The South Platte River runs through the park and provides the perfect venue for kayaking or fishing. The trails provide access to more than 125 miles of jogging, biking, and recreational paths around the city. There are also playgrounds and places to relax, walk the dog, rollerblade, or have a picnic. There’s even a new skating and skateboarding park.
  • Larimer Square – Denver’s urban shopping and dining district. Home to specialty boutiques and unique concept restaurants. One-of-a-kind stores with distinctive fashion and exclusive offerings. Special events and a vibrant atmosphere year-round.
  • Tattered Cover Book Store A locally owned business since 1971, this intimate bookshop is filled with lots of nooks and crannies and an ample supply of sofas and chairs. Readers are sure to feel at home with 3 floors of book bliss.

Boundaries: The boundaries for LoDo Denver are 20th Street to the North, Lawrence Street to the East, South Platte River to the West, and Speer Blvd to the South.
