One of the most common questions we get from homeowners is:


“When is the best time to sell my home in Denver?”


The short answer? Late April through May tends to be the sweet spot.


But like most things in real estate, the full answer is a bit more nuanced.

The Spring Sweet Spot: Late April Through May


In the Denver area, homes listed in late April through May typically:




Sell faster


Attract more buyer interest


Get higher sale prices




This is when buyer demand peaks. The weather improves, homes show better, and many buyers are motivated to move before the next school year.


This trend holds true in Denver's most popular neighborhoods like Golden, Arvada, and Berkeley, as well as throughout the rest of the Denver metro area.



What About June and July?


Early summer is still a strong time to sell, but there’s a shift.


More homes hit the market, which means more competition. Buyers still exist, but they typically have more options to choose from.


That doesn’t mean you won’t get a great result. It just means pricing and presentation become even more important.

        <title>2025 Real Estate Year in Review: Tablerock Neighborhood in Golden, CO</title>

Golden's Tablerock neighborhood saw quite a bit of change in 2025.  The year started with Tablerock's highest sales price ever at $2.05M (it backed up to N Table Mountain &amp; you should have seen the backyard).  From there, Tablerock saw a similar trend to the rest of Colorado with many homes sitting on the market longer (average 32 days) and often having to do several price reductions.  The Tablerock homes that sold quickly were priced correctly from the start and most had been updated interiors.  


The average sales price for homes in Golden's Tablerock neighborhood came in at $1.63M - a 0 change from last year.  


Ten homes sold in 2025 - a noticeable uptick from the last few years.  Tablerock sellers hesitated to sell in 2023 and 2024 as new mortgage rates were high, but most homeowners were at very low rates (affectionally known as the Golden Handcuffs) so most decided try and wait it out.   In 2025, home sellers in Tablerock saw mortgage rates go down a bit to the low 6's and simultaneously realized that rates like these are likely to be the new normal.

        <title>How Coloradans Can Object Their Property Tax Assessment</title>

If you’re a homeowner in Colorado, you should have recently received your property tax assessment — and if your eyes widened at the assessed value of your home, you’re not alone. For over a decade now, home prices across the state have been increasing, resulting in many Coloradans seeing sharp increases in their home valuations, which directly affect how much they’ll pay in property taxes. This trend is changing though for some Colorado homeowners as certain areas have actually seen a drop in home value.  The good news? You have the right to appeal if you think your home was valued too high.


Here’s how to object to your property tax assessment in Colorado — step by step.



1. Understand Your Home Valuation


Every other May (odd years - e.g. 2025, 2027, etc), county assessors in Colorado send out a Notice of Valuation (NOV) for real estate property.  For most, it comes in the form of a postcard from the county.  This document outlines:






The actual value of your property






The classification (residential, commercial, etc.)






Instructions for appealing the valuation






The actual value is the county’s estimate of what your property would have sold for on the open market as of June 30 of the previous year.  This is key as some Colorado home values have seen a significant change in home value in the past year.  This means that your valuation for 2025 might seem high but actually be fair based on the June 30, 2024 estimate.  If that applies to you, then next assessment year might be the time you need to appeal. 


2. Compare Your Assessment


Start by reviewing the assessed value compared to recent sales of similar homes in your area. The assessor bases your valuation on market conditions from a specific 18-month period, typically the 18 months prior to June 30 of the previous year (though a full 24 months may be used if needed).


You can:






Search public sales records through your county assessor’s website






Use real estate websites for recent comparable sales






Look for homes that are similar in location, size, age, and condition






Or, skip all this and contact our real estate team as we'd be happy to run comps for you 


3. Grounds for Appeal


Your appeal must be based on one or more of the following:






Incorrect property characteristics (e.g., square footage, number of bedrooms)






Comparable sales data that demonstrate a lower value






Damage or deterioration not accounted for (e.g. foundation issues)






Overvaluation based on market trends






Note: Unfortunately, you can’t appeal just because your taxes went up. You have to show that the assessed value is incorrect.  



4. File Your Appeal (Deadline: June 1)


You must file your appeal by June 1 in most counties (or the next business day if June 1 falls on a weekend).


You can typically file:






Online via your county assessor’s website






By mail (postmarked by June 1)






In person at the assessor’s office






Include:






Your contact information






The property schedule number






A concise explanation of your objection






Supporting documents (photos, comparable sales, appraisals, etc.)







5. What Happens After You File


The assessor will review your appeal and issue a Notice of Determination by the end of June. It will indicate whether your appeal was approved or denied, and the new value (if changed).


If you're still not satisfied, you can take your appeal further:






To the County Board of Equalization (CBOE) — File by July 15






To an Independent Arbitrator, District Court, or the Board of Assessment Appeals (BAA) — must file within 30 days of the CBOE decision







6. Tips for a Strong Appeal






Be factual and specific — stick to data, not emotions






Include multiple comparable properties (ideally 3–5)






Use photos and documents to support claims about condition or size






File early to ensure time for any follow-up questions







Final Thoughts


Challenging your property tax assessment can feel daunting, but Colorado law gives homeowners the right to push back if they believe their valuation is unfair. A successful appeal could save you hundreds or even thousands of dollars — and all it takes is a little research, preparation, and timely action.

        <title>2024: Another Solid Year for Golden's Tablerock Neighborhood</title>

2024 marked another interesting year in real estate for Golden's Tablerock neighborhood.  The top sales price for 2024 came in at $1.85M,  This doesn't quite top the neighborhood's highest sold home of $2MM (hello Covid boom) in 2022, but it's getting pretty darn close.  It's also worth noting the consistent and significant growth over the past handful of years.  Just five years ago, Tablerock's top home sales price was $990K - nearly half of 2024's $1.85M   


The average sales price for homes in Golden's Tablerock neighborhood came in at $1.63M - again, another big jump from five years ago.  


The state of Colorado saw a huge appreciation in home values during and right after Covid, particularly in highly sought after neighborhoods like Tablerock.  This was primarily due to the influx of people to our state, particularly from big cities like Los Angelos, New York City and Chicago, as they decided to trade their chaotic, urban life for a new version in the Colorado Rockies.  This demand had begun prior to Covid due to a thriving economy and the obvious appeal of our great weather and outdoor lifestyle, but Covid put this growth into turbo.   


One other, less obvious reason for the appreciation of homes for sale in Golden's Tablerock was the level of interior updates.  Until about 5 or so years ago, most of the Tablerock homes still touted original finishes from its builder-grade origins of the early 2000s.  Over the years, some homeowners had ventured into finishing basements and maybe a new interior paint color, but few completed any updates outside of that.  Now, a noticeable number of Tablerock homeowners invested in significant updates, many completely gutting an entire floor or sometimes multiple floors of their home.  As an example, this year's most expensive home featured a gorgeous updated kitchen, master bathroom and other updates throughout.


The number of Tablerock homes sold is the final significant number of 2024.  With just 6 homes sold, this is up from the prior year, but it is still significantly lower than the typical average.  This is largely due to mortgage rates, a similar story to 2023.  We are cautiously optimistic that rates will go down in 2025, although it will likely be slow and probably just a percentage point or two.  Unfortunately, gone are the days of the 2.5 rate many Coloradans benefited from a handful of years ago.  Anecodotely, we also know that a neighborhood like this is simply hard to leave as it has so much to offer 


As of today, there are no homes for sale in Tablerock.  When a home does come for sale, we anticipate a good amount of interest, even with the mortgage rates as they are.  This perfectly located Golden neighborhood is hard to beat with its gorgeous mountain views, easy access to trails, proximity to Denver, neighborhood swimming pool, good schools and, perhaps most importantly, great neighbors.  If you're considering buying or selling a home in Tablerock, we'd love to help  As longtime residents, we know the ins and outs of this community more than any other real estate agent.  Check out our website - tablerockgolden.com - or reach out and let us know how we can help.
