2023 Real Estate Tablerock Golden CO - Homes for SaleEverything changed in Golden's Tablerock real estate in 2023.  Well, not everything, but a lot!  Let's go through the key elements.

One of the most notable changes was activity.  Tablerock went from 10 homes sold in 2022 to four in 2023.  Mortgage rates went up towards the end of 2022 causing a notable drop in the number of Tablerock residents willing to list their home.  This wasn't a trend limited to Tablerock.  In fact, most Colorado residents currently have a mortgage rate of 4% or lower.  Rates have begun to drop, but we are still above 7%.  As such, the "golden handcuffs" will continue to play a role in Colorado's 2024 real estate market.

Tablerock Golden, CO real estate statistics 20222022 was another record breaking year for Golden's Tablerock neighborhood.   The highest priced home sold for $2M, a huge increase from last year's most expensive home that sold for $1.545M.  The average sold price also increased quite a bit with this year's average hitting $1.55M.  

Average days on market increased from 2 days to 12 days year over year, but this number is a little skewed as just two homes were listed for quite a long time while the others sold in just 3-6 days.

Golden's Tablerock neighborhood has always been in high demand, but 2021 was a year like no other. For starters, the highest priced home sold for $1,545,000! To put it in perspective, last year's record high was $1,007,500.  That's a 53% increase in one year! On average, Tablerock homes were under contract in 2 days and sold for an average of $1.2M.  Inventory doubled Y/Y though, with 12 homes sold in 2021. With Tablerock's fantastic location and outstanding community, we expect to this neighborhood will continue to thrive.
